Commercial electrical failures rarely happen at a convenient moment. They happen during service, during a sale, during the one week the walk-in is full. Most of them are predictable. This is the list we work from for commercial maintenance clients.
Quarterly
- Exit and emergency lighting: press-to-test every unit and log the failures.
- Panel covers on, labelling legible, nothing stored within the required clearance.
- Visual check of cords and plugs on kitchen and shop equipment.
- GFCI test on every wet-location and kitchen receptacle.
- Exterior and parking lighting swept after dark, not at noon.
Semi-annually
- Thermal scan of panels and disconnects under normal load. Hot spots show up long before failures do.
- Motor circuit checks on compressors, chillers and lifts: current draw against nameplate.
- Torque check on accessible terminations.
- Emergency lighting battery duration test, not just the press-to-test lamp.
Annually
- Full panel inspection: bus condition, breaker operation, grounding and bonding.
- Load review against actual metered demand, particularly if equipment has been added.
- Surge protection device status — most have an indicator nobody ever looks at.
- Generator or UPS load test if you have one.
What fails first, in our experience
- Terminations that were fine at install and worked loose under thermal cycling.
- Kitchen receptacles and cords in wet, greasy environments.
- Emergency lighting batteries, which quietly die and are only discovered during an inspection.
- Exterior lighting photocells and contactors.
- Equipment added to circuits that were never sized for it.
Scheduling around trading
Nearly all of this can be done outside business hours. We schedule Utah commercial work nights, early mornings and Sundays so nothing closes and no customer notices.
Keeping records
Keep a written log. It shortens every future diagnosis, satisfies inspectors, and makes the case for capital spend when a panel genuinely needs replacing.
